Understanding credit
What's best for me?
Knowing how credit can affect your mortgage is important when seeking a home. We strive to offer a wide range of mortgage solutions for our clients.

Tips for keeping good credit.

  • Pay your bills on time! Late payments or non-payment will lower your score! If you are planning on making a major purchase be VERY careful about getting all of your payments in on time.

  • Pay down credit card balances. This should help raise your score a bit. Balances are rated on how much is owed to how much total credit is available. If you owe 25% or less you will have a higher score. Every 25% more will lower the score a bit. So owing 75% to 100% of the total balance will give you a lower score than 0% to 25%.

  • Don't always close accounts that have been paid off!! This may lower your score. Having a few paid off cards can help your score. This is especially important before a major purchase!

  • Paying off debt instead of transferring it to another account will also help to raise your score. Remember it is how much credit you have available not how much you have used!!

  • Try to keep your available credit card debt, or revolving debt, to less than 50% of your total debt. This will help to keep your score higher.

  • If at all possible don't open new accounts before a big purchase. New credit can have a negative affect on your score.

  • Buying a car is a necessity for most of us. Having your credit pulled 30 times in one day by 6 different dealerships is not!! Too many inquiries are a bad thing and will lower your score.

  • Paying all of your bills on time is always important. If you can't pay all of them a late payment on your rent or mortgage may hurt you the most. Taxes and Government loans are also up there. Car payments and Payday loans could be considered next because of the implications of late or missing payments. You should always try to make all payments on time!!

  • If you can see that you might be late on a payment call the creditor BEFORE you are late. Many creditors have payment plans or other options available for those "bad months" we all have. After you are late they will be much less likely to work with you.

  • Make a budget and stick to it! Saving is a good thing! It can help keep you out of a lot of trouble.
